How long a roof lasts depends on the material, the quality of installation, the climate, maintenance, ventilation and exposure to storms. Published figures are estimates, not promises, and different sources give different ranges. The figures below come from InterNACHI's estimated life expectancy chart for homes unless stated otherwise; InterNACHI cautions that they are guidelines only and notes that hot climates drastically reduce asphalt shingle life.
Estimated life expectancy (InterNACHI)
| Material | Estimated life (years) |
|---|---|
| Asphalt shingles, 3-tab | 20 |
| Asphalt shingles, architectural | 30 |
| Wood | 25 |
| Fibre cement | 25 |
| Simulated (synthetic) slate | 10-35 |
| Clay or concrete tile | 100+ |
| Slate | 60-150 |
| Metal | 40-80 |
| Copper | 70+ |
| Built-up roofing (BUR) | 30 |
| Modified bitumen | 20 |
| EPDM | 15-25 |
| TPO | 7-20 |
| Green (vegetated) roof | 5-40 |
| Aluminium coating | 3-7 |
Other published estimates
- Commonly cited figures are 15-18 years for three-tab asphalt shingles and 24-30 years for dimensional shingles, about 25 years overall for a typical asphalt shingle roof.
- A US General Services Administration review estimated about 40 years for a green roof membrane versus about 17 years for a conventional low-slope roof, because vegetation protects the waterproofing.
What shortens roof life
- High heat and UV exposure, especially for asphalt and polymers;
- Poor attic ventilation and air leakage, which overheat or wet the deck;
- Hail, high winds and wildfire exposure;
- Freeze-thaw cycles for porous materials;
- Coastal salt for some metals and fasteners;
- Ponding water on low-slope roofs;
- Poor installation, especially fastening and flashing errors.
What extends it
Regular inspection, keeping gutters and drains clear, prompt repair of flashings and sealants, recoating where appropriate, and protecting membranes from foot traffic all help roofs reach or exceed typical estimates.
Lifespan versus component life
The covering may outlast other parts of the roof. Tile and slate can last a century, but underlayments, battens, flashings and fasteners often need renewal sooner. Lifespan comparisons should therefore consider the whole roof system.
